Gas safety check questions
Do landlords need a gas safety check?
Yes. By law, landlords must have every gas appliance, fitting and flue they provide checked by a Gas Safe registered engineer every 12 months, and keep a record of each check.
How long is a gas safety record valid?
12 months. You can have the next check carried out up to two months before the deadline and still keep the original expiry date, so it's worth booking early.
Do my tenants need a copy?
Yes. Existing tenants must be given a copy within 28 days of the check, and new tenants must receive one before they move in.
What happens if an appliance fails the check?
We'll explain the problem and give you a price to fix it. If an appliance is unsafe, we're required to make it safe, which may mean turning it off until it's repaired.
